Sluishuis: what it is actually like to live in a super-sustainable building

Sluishuis sits in the water at IJburg, Amsterdam, a block folded open like a gate so boats can pass underneath. It is photographed constantly. It is also somebody's home, which is the part the photographs leave out.
This is an attempt to read one building through the same four questions we put to a cot, a bag of coffee or a bottle of cleaner — and then to keep going, into the part no certificate measures: what the building asks of the people inside it.
The short version
Sluishuis performs well on energy and very well on the things a building can control on your behalf. It performs less well on the things that depend on you: repairability of fitted systems, the material story behind the facade, and the quiet cost of living somewhere that is also a destination.
Materials — what is it made of?
The visible language is aluminium, glass and timber decking. Aluminium is honest about durability and recyclability, and dishonest about the energy it took to smelt; recycled content is the whole argument, and it is rarely published clearly for a specific building. Concrete does the structural work below and around the water, and concrete remains the single largest carbon line in almost every ambitious Dutch project — including the ones marketed on greenery.
What we can say plainly: the greenery on the terraces is real and maintained, the timber weathers rather than fails, and the structure is designed for a very long life. A building that lasts a century is a material decision before it is anything else.
What we cannot say honestly: the embodied carbon per dwelling, because it is not public in a form worth quoting.
Waste and repair — what happens when something breaks?
This is where living in a highly engineered building diverges from admiring one. Mechanical ventilation, heat recovery, shared heating, controlled glazing: all of it works well and almost none of it is user-serviceable. You do not fix your ventilation unit; you report it. Filters and settings are the extent of resident control, and residents who never change a filter never notice until the air tells them.
The practical lesson generalises beyond Sluishuis: the more a building does for you, the fewer of its failures you can fix yourself, and the more your comfort depends on how well the building is managed rather than how well it was designed.
Household waste is the ordinary Amsterdam story — underground containers, separated streams, and a recycling rate that depends entirely on the habits of a few hundred neighbours.
Energy — what does it burn?
Here the building earns its reputation. Very high insulation, triple glazing, heat recovery ventilation, no gas, and heat delivered at low temperature. Solar on the roof, orientation used deliberately, and thermal mass that keeps the swings small.
The honest caveat is summer. Large glazed apartments over water gain heat quickly, and the sustainable answer — shading, cross ventilation, accepting a warmer flat — competes with the human answer, which is to buy a portable air conditioner and undo a decade of design in one August week. If you live somewhere like this, that single decision matters more than every recycling habit you have.
The second caveat is the shared system. Low-temperature heating is only as clean as the source feeding it. Ask what the source is before you accept the label.
Ethics — who benefits?
Sluishuis mixes owner-occupied, rental and social housing in one block, which is the part of the project most worth copying and least likely to be. A sustainable building that only houses people who could already afford to live sustainably has solved a small problem expensively.
There is a cost that shows up nowhere in the assessment: attention. Living in a landmark means tourists, photographers and boats. Residents describe it the way people describe living on a beautiful square — genuinely good, occasionally exhausting.
Living in it, day to day
- Air is the biggest daily difference. Mechanical ventilation with heat recovery means consistently fresh air without opening a window in February. People notice this more than they expect to, especially with small children.
- It is quiet inside and loud outside. Heavy glazing separates the two worlds almost completely.
- Storage is designed, not generous. Efficient envelopes and deep insulation eat volume. Households that own a lot struggle.
- The water changes behaviour. Cycling, swimming, walking; car ownership drops without anyone being asked.
- Service charges are the honest price. Shared systems and shared greenery are maintained by someone, and that shows up monthly.
What to take from it if you are not moving to IJburg
- Envelope before gadgets. Insulation, glazing and airtightness outperform every smart device sold to fix a leaky flat.
- Ask what you can fix. In your own home, prefer systems you can service. In a managed building, judge the management, not the render.
- Plan for summer, not winter. Overheating is the failure mode of good insulation, and shading is the cheap fix.
- Mixed tenure is a sustainability feature. A building that keeps different incomes in the same neighbourhood keeps its embodied carbon working for more people.
Where this sits
Read this one through the Sustainable Living lens — it answers all four questions, and it fails none of them outright. That is rarer than the marketing around sustainable buildings suggests, and less remarkable than the photographs imply.
